Methodology
- Source: every record comes from a brokerage's public agent directory or the agent's public profile page. No scraped personal information — business contact details only.
- Refresh: weekly full scrape every Sunday at 03:00 UTC. Deltas are surfaced to subscribers in their Monday digest.
- Verification: emails are SMTP-validated before publication — any row whose domain doesn't resolve or whose mailbox returns
5xxat handshake is dropped. - Opt-outs: any broker can remove themselves at brokerlist.ai/brokers/remove. They're deleted from the live database within 24 hours and the next scrape won't re-add them (enforced by our
suppressed_brokerstable). - Anomaly detection: if a scraper returns fewer than 50% of the prior successful run, the run is flagged and the data doesn't go live until a human checks it.
What we don't do
- We don't scrape personal emails, home addresses, or private phones.
- We don't sell the list to spammers. One-seat license, redistribution prohibited.
- We don't infer data we can't verify — if we don't have an email, we don't make one up.
- We don't pay for “exclusive” data. Everything ships from the public record.
